Logan Street is a new 1,500m² two-level commercial building in Tokoroa, purpose-built to accommodate two separate Government agencies — Oranga Tamariki and the Ministry of Social Development.

The design responds to the complexity of housing two distinct tenants under one roof, each with their own functional brief, staff requirements, and client-facing spaces. The street elevation clearly expresses this separation — two independent entries are composed within a unified façade of textured concrete panels and full-height glazing, framed by a dark standing seam gable form above.

The ground floor of each tenancy opens directly to the street, providing accessible, welcoming client interfaces. The upper level accommodates staff workspaces, visible through the generous glazing that brings light deep into both floors. To the north, a service lane provides private outdoor amenity, secure access, and dedicated parking for each tenancy.

A restrained material palette and simple building form sit comfortably within the Tokoroa context, while delivering a building that is functional, durable, and fit for the long-term demands of public sector use.
