41 Barrys Point Road, Takapuna

Barrys Point Road is a new 955m² single-level office purpose built for the Ministry of Social Development in Takapuna, with a 630m² under-croft basement carpark.

The building presents a clean, composed street elevation — white standing seam cladding punctuated by generous full-height glazing with black aluminium framing. A softly curved roofline detail adds refinement to what is otherwise a pared-back form, giving the building a civic presence appropriate to its prominent Takapuna location.

The interior layout responds to a complex brief, accommodating a range of staff and client-facing functions across a single efficient floor plate. Tenant amenities are a particular focus — a generous staffroom opens to a west-facing terrace, and end-of-trip facilities support active commuting.

The project navigated a sloping site, challenging in-ground soil conditions, and a detailed internal brief — the end result is a functional and refined building.
